Lighting Supplier Alert - Optional Measures
For BUILT SMART projects with Construction Permit Applications dated after July 1, 2001.

Reduced interior common area lighting power densities, controls, and in-unit lighting are optional measures. If installing these measures to qualify for incentives, these requirements must be met.

Interior Common Area Lighting Incentive
The sum of all fixtures located in the residential common areas must calculate to .80 watts per square foot or less. (Any exit sign that is 5 watts or less does not need to be included in the calculation.) "All common areas in MF building shall have a minimum of 5 foot-candles over the entire area of the interior space being considered." - Reference Category B of the Lighting Handbook 8th Edition, Reference & Application, IESNA.

Interior Common Area Fixture Review and Inspections
A set of architectural drawings, a reflective ceiling plan, a fixture schedule and the manufacturers specifications sheets for the residential common areas must be submitted for review and calculation. Your BUILT SMART representative will confirm that your lighting design meets the 2001 Washington State Energy Code and will conduct a lighting power density calculation to determine wattage reductions that meet program requirements.

Interior Common Area Fixture Locations
Fixtures shall be installed in interior hallways, stairwells, lobby entrances, elevators, and common spaces within the building and be connected to the common house meter.

Interior Common Area Fixture Specifications

All Lamps must have a Color Rendition Index of 70 or better.
T-5 and T-8 lamps are allowed where linear fluorescent fixtures are installed.
T8 fixtures must have electronic ballast.
Compact fluorescent fixtures require electronic or high power factor ballasts.
Compact fluorescent fixtures when switched or controlled require electronic ballasts.
Fixtures must be hardwired.
No circline type lamp/fixtures are allowed.
Where fluorescent lamps are used, low mercury content lamps are urged.
Metal halide lighting allowed only in main lobby areas.
Each exit sign that exceeds 5 watts shall be included in the lighting power density calculation.

Interior Common Area Lighting Control Review and Inspections
All controls shall be reviewed and approved prior to installation and inspected after installation.

Interior Common Area Lighting Control Locations
Controls may be installed in meeting rooms, office spaces, exercise rooms, laundry rooms and other common areas within the building.

Interior Common Area Lighting Control Specifications

All occupancy controls must meet UL requirements.
All occupancy controls must have accessible manual on/off switch.
Occupancy control's "manual on" switch must not override "automatic off" feature.

In-Unit Fixture Review and Inspections
All fixtures shall be reviewed and approved prior to installation and inspected after installation.

In-Unit Fixture Locations

Only one fixture per location (kitchen, dining room, bedroom, bathroom, entry, hallways, stairwells, or laudry rooms) is eligible for an incentive.
Porch or entry fixture must be connected to the tenant meter.

In-Unit Fixture Specifications

All Lamps must have a Color Rendition Index of 70 or better.

Compact fluorescent fixtures require high power factor ballasts and flicker free/quick start lamps.
All fixtures must be hardwired.
No T-12 circline type lamp/fixtures are allowed.
Where fluorescent lamps are used, low mercury content is strongly urged.

Exceptions to Lighting Calculations
This program allows deviations from the lighting requirements for specific unique architectural details. Any deviations must be reviewed and approved by your BUILT SMART representative.
